Chorlton High School Refurbishment, Manchester

Working for the Department for Education, Rayner Rowen delivered refurbishment and remodelling works to the third floor of the existing building to create additional classrooms and teaching facilities for the school.

Our scope of works included:

  • Internal strip of walls, flooring, ceilings all M&E, ducting, fire alarms and interfaces
  • Removal of over 600m2 of screed and asbestos bitumen and floor tiles
  • Remodelling of the internal to eight classrooms, staff offices, toilets, and accessible w/c
  • Construction of a three-storey external stairwell adjacent to the main stairwell which involved cutting through the existing curtain walling on each floor
  • Roof repairs to the main school building
  • Various external works including drop kerbs and tarmacking.

The school remained operational throughout our works and Rayner Rowen worked closely with the school to plan and deliver our works safely and with minimal disruption. Noisy works were planned during school holidays, and we ensured all site activities were fully segregated from operational areas.

While on site, asbestos was discovered underneath the existing flooring, presenting a significant risk to programme. The existing penetrations were also filled using normal expanding foam and as a result, did not provide the required fire rating. Our team responded quickly to these challenges, providing solutions and reprogramming our works to allow the initial contract timescales to be met.
